Gas Safety Reports for Properties
Approximately 30 people die each year as a result of carbon monoxide poisoning from poorly installed or badly maintained gas appliances and flues. We can carry out checks to ensure a property's gas boilers, water heaters and fires are safe. This is an annual legal obligation for landlords and quite often something that's required by solicitors during the process of buying and selling properties.
Property Reports for Buyers and Sellers of Houses
Most surveyors and solicitors will advise clients to have the installations tested before buying a property. Shropshire Gas engineers carry out gas safety inspections and certification for home owners and prospective purchasers. The procedure and certificate is in the same statutory form as is used for landlord's certification and includes inspection of all gas appliances, meter and visible pipework to confirm compliance with regulations and safe operation.
Gas Safety Checks for Landlords
As a landlord you have a lawful duty to ensure that your properties are safe.
Providing you with a landlord’s gas safety certificate (CP12) requires you to keep your gas boilers, water heaters and fires safe all year. We can not only provide regular annual servicing for these, we can service all the appliances in the property. This will ensure not only that everything is working properly, but that it’s safe for your tenants, fulfilling your legal requirements and avoiding fines or imprisonment.
Your Legal Obligations
For residential properties, landlords have a statutory duty to organise the annual Gas Safety Checks by a registered Gas Safe installer. This falls under the Gas Safety (Installation and Use) Regulations 1998, which is enforced by the Health & Safety Executive (HSE). A copy of the Gas Safe safety certificate must be given to the tenant on entry and within 28 days of the annual check, and as the landlord you must retain a copy for two years.
For commercial properties the lease will determine who is responsible for gas safety between the tenant and the landlord. They are responsible for arranging the annual Gas Safe safety checks for the property.

Advice for Landlords
On re-letting, remove any suspect appliances that may have been left by previous tenants and issue the new tenant/s with a copy of the safety check record on entry.
Work closely with tenants in gaining access for maintenance, repairs, safety checks and the early reporting of faulty appliances.
If you experience difficulties gaining access make sure you fully document this to show you have taken all reasonable steps - beware accusations of harassment.
Ensure that all appliances meet the general regulation requirements, in particular in bedrooms and bathrooms where appliances must be of the room-sealed type.
Do not use second hand gas appliances.
Ensure that tenants have emergency instructions and ready access to the gas meter and the gas cut-off valve.
Provide copies of all appliance manufacturers’ operating instructions to your tenants.

Carbon Monoxide (CO)
Widely known as the silent killer because it’s highly poisonous and can’t be detected by the senses. Exposure to even low levels of CO can cause brain damage and death.
Earlier symptoms include fatigue, headaches, flu-like symptoms such as nausea, chest pains, giddiness when standing up, sickness, diarrhoea and stomach pains, and erratic behaviour. If you notice yellow or brown stains around an appliance, or the pilot lights keep blowing out, it means your gas appliance may have been badly installed or poorly maintained and may be leaking CO.
If you suspect CO: switch off gas appliances, open doors and windows, visit your GP and call us.
